History and Site
The house was purchased in the fall of 2025 as a Cape-style one-and-a-half-story structure with a shed. It is situated on a cul-de-sac at the end of a quiet street, with a short drive to Dane Street Beach, a 5-minute drive to Route 128, and a 10-minute drive to the Beverly Depot commuter rail station. It is an excellent location for commuters and provides a safe, peaceful setting for families.
The home is within walking distance of North Shore School, the middle school on Cabot Street, and the Children’s Learning Center. It is also just minutes from Henry’s Market and a nearby shopping plaza.
At the time of purchase, the house required a full gut renovation and a second-story addition. Everything was outdated and non-functional. We guided the project through the design and seamless approval process, which required special permit acceptance. The Pionarch Architecture and Interior Design team, along with Berdi Consulting, developed a complete set of architectural and structural drawings ready for permitting.
The Pionarch construction team, together with our trusted subcontractors, began work in November 2025 with the demolition of the chimney. We removed all old finishes, including outdated insulation, wallboard, wood paneling, electrical wiring, plumbing pipes and fixtures, and ductwork that no longer suited the new design.
The project began to take shape with new framing for walls and roofing. All new windows and doors were installed, and the house was fully insulated and made watertight for the winter. The exterior is now finished with new white siding and trim, and the roof features asphalt shingles designed to last approximately 25 years.
The porch and front steps were repaired, and we added protective roofs above them to ensure shelter from rain and snow. New heating and cooling systems, plumbing, and electrical work were installed throughout the home.
While construction was progressing, the design team worked on interior specifications, selecting plumbing fixtures, appliances, kitchen cabinetry, and decorative lighting.
All selections were carefully chosen to create a modern design that meets the needs of a family with children. The walls are painted in light, neutral tones, and the floors combine wood with luxury vinyl tile.
Interior Layout
The first floor offers a kitchen, dining room, living room, a first-floor bedroom, and a full bathroom.
The kitchen features sliding doors that lead to the porch, providing space for a grill and patio furniture. Shaker-style silver-gray cabinets with a white quartz countertop and white tile backsplash showcase functional and stylish design elements. A chrome faucet and farmhouse-style stainless steel sink are complemented by two beautiful chrome pendant lights above the island.
Moving toward the dining room, you will notice the open railing overlooking the living room area. The dining room and kitchen create a welcoming entertainment space, while the living room serves as a comfortable area for TV and gatherings. All rooms and the stairwell are illuminated with recessed LED lighting and decorative chandeliers.
The first-floor bedroom and bathroom create a perfect space for guests or for aging-in-place living. Alternatively, the room can easily serve as a home office if three bedrooms are sufficient. The bathroom is spacious and comfortable, featuring a low-curb shower enclosure.
This level also includes a pantry and additional closet space.
Basement
Across from the bathroom is the entrance to the finished basement level, which is ideal for a family room or playroom. A bulkhead provides direct access to the outside, and the basement includes a generously sized laundry room.
The utility area also offers ample storage space.
Second Floor
The second floor features three additional bedrooms, a shared bathroom, and a master suite that includes a master bedroom, master bathroom, and walk-in closet.
All bedrooms have high ceilings with central chandeliers. The master bedroom is filled with natural light from five southeast-facing windows and provides plenty of space for a queen-size bed with two side tables and a dresser.
The master bathroom is especially impressive. It is spacious and includes a vanity with a medicine cabinet, a toilet, and a large curbless shower.
Each bedroom has an egress window and a closet. The second bathroom, designed with children in mind, includes a bathtub, vanity with medicine cabinet mirror, toilet, and wall sconces. The second-floor hallway also includes an additional closet for extra storage.
