What is Design-Build?

Design-Build method is a unified design, estimating and construction process. It is the fastest growing and most popular method used to deliver construction projects. Design-Build companies differ from each other. Some firms hire designers as staff members and have a designated department to work on the design side of the projects, others subcontract an architectural firm and/or interior designer to design the project.

How is Design-Build set at Pionarch?

At Pionarch we set up two teams that work together or independently depending on the need and client’s comfort level with our company. Some clients like the idea of one team and some must do the design first to start trusting us but we do not force anyone to make that decision at the day one. We believe trust must be gained and we work hard to prove ourselves. Our design department consists of architects and interior designers. Our construction department consists of a team of four employees that are working on carpentry work. We maintain our projects as general contractor and hire and coordinate sub-trades.  

Project Delivery Differences

Traditional Project Delivery
The Owner must manage two separate contracts which all-too-often creates an adversarial relationship between the designer and the contractor. If something goes wrong or an unforeseen circumstance requires changes, the designer and contractor pass responsibilities to one another for the cost overruns or schedule changes. At times this process leads to litigation and delays which add to the project cost.
Traditional Project Delivery is mostly used when the client wants to design the project to establish the budget and bid out the project to different contractors to get lowest pricing. This system works well for home owners that want the lowest cost but not necessarily are looking for best quality.
Design-Build Project Delivery
The Design-Build Project Delivery method is an integrated process. Our design team works closely with the construction team during the estimating process. The design-build process starts with a budget. Pionarch can adhere to the budgetary constrains if the client is willing to work with us on the scope and materials to stay within the budget. At the end of the design process the project is handed off to the construction department. During the construction process the contractor coordinates with the design team for clarifications.
