Step 1 - Discovery Call

The purpose of the call is simply to understand where things stand and what kind of guidance may be most helpful.
We’ll also discuss practical considerations that often influence a project early on. This can include things like timeline expectations, general budget range, site conditions, or whether there are zoning or permitting factors that may affect what can be built. Addressing these topics early helps create a clearer picture of what the project may involve.

Step 2 - Project Paths
1. Design-Only – Architecture/Interior Design
This path is for clients who need architectural and/or interior design services but plan to build with a separate contractor. This type of project delivery is called design-bid-build. Typically, you will gain architectural drawings and interior specifications but you would like to select the builder later.

- Projects requiring permit-ready drawings without budgeting
- Early-stage planning and visualization to get the feeling of possibilities
2. Design-Build – Architecture/Interior Design and Construction
This is Pionarch’s most integrated approach, where design and construction are handled by one team. In this scenario, you will only need to deal with one company and avoid shifting responsibility.

- Projects where budget, schedule, and constructability are critical
Renovations, additions, and new construction
3. Construction-Only
For clients who have completed drawings with a professional and are looking for a trusted construction partner.

4. Consultation / Feasibility Process – No Commitment
A short, focused engagement to help clients understand what’s possible before committing to a full project. This type is generally good for preliminary studies to gain an understanding of the ballpark costs or discretionary permit requirements.

- Suitable for finding out if the project is feasible, and if enough for the client to start understanding costs and finances
Step 3 - Consultation
For most projects, the next step is a focused consultation. This stage is designed for clients who want professional insight before committing to a full design or construction process. It provides an opportunity to explore the potential of a project with guidance from an experienced architectural and construction team.
During the consultation, we take a closer look at the specific conditions of your property and the ideas you have in mind. This may include reviewing the existing layout, discussing possible design directions, and identifying factors that could influence the project such as zoning regulations, site limitations, or structural considerations.
