They can be attached to the main house, such as a basement apartment or an addition, or detached, like a converted garage or a standalone cottage in the backyard.

Types of ADUs:

ADU Regulations in Massachusetts
Massachusetts has made significant strides in promoting ADU development. The Affordable Homes Act, signed into law by Governor Healey on August 6, 2024, allows ADUs up to 900 square feet to be built by-right in single-family zoning districts statewide. This historic legislation aims to counter rising housing costs and increase housing options across the Commonwealth.
Key aspects of the Massachusetts ADU law include:
- ADUs must have a separate entrance, either directly from the outside or through a shared entry hall.
- ADUs can be no larger than half the gross floor area of the principal dwelling or 900 square feet, whichever is smaller.
- Municipalities can impose reasonable restrictions on site plan review, Title V requirements, dimensional setbacks, and short-term rentals.
- Municipalities cannot require owner occupancy or family relationship for the ADU or principal dwelling, nor can they require a special permit or other discretionary zoning approval for ADU use or rental.
- Parking requirements are also limited, with no parking required for ADUs within 0.5 miles of a commuter rail, subway, ferry, or bus station.
