This commercial project located in Danvers focuses on converting an existing dog grooming and daycare facility into a dedicated jiu jitsu gym. The renovation reimagines the interior for athletic training use, shifting the building away from its previous layout and program.

A key part of the scope includes removing interior walls in one section of the space to create a large, open mat area suitable for training and instruction. The former dog washing and grooming area is being repurposed into locker rooms to support gym users with changing and storage space. The existing dog toy room is being converted into a waiting area for students and visitors.

Once complete, the space will function as a cohesive martial arts facility designed around open training space, support amenities, and clear circulation between program areas.

Design Approach

The design approach centers on opening up the interior to prioritize uninterrupted mat space. Select demolition of existing partitions creates a single large training area while maintaining structural integrity and clear circulation around the perimeter.

Support spaces are reorganized to align with the new use. The former grooming and wash areas will be adapted into locker rooms with durable, moisture resistant finishes suitable for heavy daily use. The toy room will be redefined as a waiting area positioned near the entry for visibility and ease of access.

The overall layout is simplified so that all secondary spaces support the main training floor, with clear separation between active and passive areas of the gym.

Challenges

Removing existing interior walls while maintaining necessary structural support requires careful coordination, especially within the large open mat area where uninterrupted space is critical. Existing building systems also need to be rerouted and integrated into the new layout without disrupting the openness of the main training space.

Adapting the former dog wash infrastructure into locker rooms introduces additional complexity, particularly in modifying plumbing and drainage for shower and changing room use.

Reworking circulation is also a key consideration, ensuring clear separation between entry, waiting, locker, and training areas so the new gym layout operates smoothly within the existing building footprint.
