Dormer Addition & Second Floor Remodel, Middleton, MA

Dormer Addition & Second Floor Remodel, Middleton, MA by Pionarch

Addition & Remodel Project Description

Our design and contracting teams joined forces with our client to bring a two-part renovation project to life. Not only were we able to create a dormer addition to this cape-style home, but we also completed multiple smaller renovations throughout the house including, opening up a wall into the hallway, master bathroom and walk-in closet renovation, front entry, second floor office addition and second floor bathroom full gut renovation. The aim was to create more space and add function to the existing space for work-at-home family members.

Addition & Remodel Project Plan

In need of some sprucing up, this 90’s cape-style house sought our design team for renovations on the interior floor plan and the front exterior facade. We proposed to add a room above the first floor living space, upgrade to both the kids’ and master bathrooms for better functionality. For the office addition, we suggested not only a gable roof, but also a gable extension above the exterior front entrance to bring harmony to the façade’s design. Our aim was to add the dormer style that blended harmoniously with the existing structure. The plan was to engage the client in picking the fixtures, tiles and accessories. By involving the client in the process of design we got to understand the client’s needs and style.

Addition & Remodel Project Results

This attentive design process led to clear communication with the client. They felt comfortable with the design as they got to physically see and touch the products. By collaborating with our construction team, we fixed the issues and upgraded the most important parts of the house. We turned a once-dark and dysfunctional alcove shower into a fully functional master bathroom with plenty of storage. We took over the old shower space and combined it with the existing walk-in closet to create an even bigger and more functional closet. On the second floor, our team completely renovated the children’s bathroom into a roomier and luminous area, containing storage for toiletries and linens. We were able to not only renovate parts of the second floor, but also increase its square footage and value, all while creating a new inviting office space. The addition of a gable-style roof complemented the smaller gable roof above the front entrance, creating a lovely, unified facade for the home.

Challenges

Rebuilding upon an existing structure can present some challenges for structural integrity, so for this project we called in a structural engineer to ensure our plans for the first floor and the new dormer addition were both practical and will not compromise the existing structure. Opening up the walls to create an open floor plan on the first floor meant ensuring that we kept the essential supporting beams intact and didn’t take away any significant structural elements.

Client’s Reaction

“We chose PionArch for both the architectural design and construction of our project to add a 4th bedroom to our home and to completely renovate our master and upstairs bathroom….and we could not be happier with the results!…. We had our own ideas that we thought might work…but Lidia and Adriana came up with ideas that never even crossed our minds! We very much appreciated their creativity and ingenuity to address what we wanted to accomplish… And once we finalized the design, Michal and his team took over the process. What I really appreciated from the beginning was Michal’s transparency and him being very forthright….Another aspect we appreciated was that Michal (and Jacek & Chris) approached the work like they were working on their own home… We are so happy with their work…and they were so easy to work with. We highly recommend PionArch…you’ll love them!”
