Second Story Addition & Kitchen Beverly, MA

Beverly, MA Home Addition: Second Story & Kitchen by Pionarch

Project Description

This project is currently in design development in Beverly, MA, involving a second story addition, first-floor kitchen expansion, sunroom demolition and replacement with a new kitchen layout, and conversion of a one-car garage into a tandem two-car garage. The design is focused on expanding the home’s functionality while maintaining a cohesive relationship between new and existing spaces.

Once completed, the project will significantly improve the home’s overall layout with added living space, a reimagined kitchen, and enhanced garage capacity, all integrated into a unified residential renovation.

Design Approach

The design focuses on expanding the home vertically and improving the overall flow of the main living areas. The second story addition introduces a new primary suite and bedroom, designed to increase privacy and comfort while maintaining balance with the existing structure.

A key architectural feature of the design is a vaulted open area that creates visual connection between the first and second floors, allowing light and sightlines to pass between levels and enhancing the sense of openness throughout the home.

On the first floor, the kitchen is being relocated and expanded into the former sunroom space, creating a more functional and central gathering area. The overall approach prioritizes efficient circulation, natural light, and a clear transition between existing and proposed construction.

Challenges

As the project is currently in the design phase, the primary focus is resolving how the new second story addition integrates structurally with the existing home. The added program requires careful consideration of load paths and alignment between new and existing construction.

The kitchen relocation into the former sunroom footprint introduces planning considerations around layout, utilities, and spatial flow. Additionally, the garage conversion into a tandem configuration requires efficient use of an existing constrained footprint while maintaining practical circulation.
